August 14th, 2008 · 1 Comment

I wanted to share this great resource for anyone who is doing short sale and loss mitigation work. It’s a large list of phone numbers and other contact information of loss mitigation departments. I’m not sure if it’s being maintained and updated. So, for what it’s worth, here it is (Click here.)

BTW: We’re actively looking for short sale homes in high-end neighborhoods. If you are an agent or investor dealing with these and you would like to save time and make more commission at the same time, let me know! - send an email to shortsalehelp@GotForeclosure.com.

If you are a bird dog, consider joining our team and specifically prospect for short sale deals in high-end areas! Join here, and send me an email to ask for more info.

How Can You Strive With REO Foreclosures?

August 14th, 2008 · No Comments

The negative press that real estate is currently getting has many rehabbers on edge, on the sidelines or out of business. They’re missing the boat, because they can’t seem to find the niche that will allow them a healthy profit while adding value to the market place.

The three big mistakes are:

1. Letting “foreclosure resale” comparables confuse you.

2. Not knowing the true ARV for a home in good condition.

3. Trying to make all the money on one deal (aka the greed factor).

3A. Limited thinking - don’t limit yourself to the “fix and flip” exit strategy in this market! The more you can “buy-and-hold” in a sever REO market, the better.
